Water comes in a Crawl Space from a number of ways. The most common entrance is through the wall where the first course of brick or block is laid. It also rises up through the ground if the water table is high and can create a pressure hole, where water literally shoots up because there is so much pressure in the ground.

** Most Crawl Space Water Problems come from lack of Roof Drains. (downspout drain line) The amount of water the roof gathers is tremendous! – – In average 1″ rain fall, a 2000 sq ft roof gathers 1100 gallons of water. If there is no Downspout Drain Line, this water is probably going into to your crawl space or basement.

The downspout drain is NOT just a 10 foot piece of pipe pointing out in the yard. PLEASE SEE DOWNSPOUT DRAIN for a better understanding.

It helps to understand the construction of your homes foundation and understand that there is more than one type of foundation wall, but here are the basics:

Most foundation walls sit on top of the footer. The footer is poured concrete usually 8 inches thick. It runs level around the perimeter of your home to support the house.

Block and brick are used to build the foundation wall. The first course of brick or block sits in a bed of mortar used to level the first course. It here where most water enters the crawl space even if the outside has been sealed. Water also enters through the mortar used between bricks and block on up the wall anywhere the wall is below grade (underground).

To collect the water, we need a system of gravel and perforated pipe along the inside of the crawl space with a discharge point for the water to escape. We like to use a sump pump for the discharge because it sits so deep in the crawl space, usually as deep as the bottom of the footer. The pump is fast, quiet and very reliable. Seeing a sump pump in a crawl space means The Water Problem has been Solved!

You’ll find in most cities in the northern part of the country, that a sump pump is now code for building a basement. That’s how reliable they are! They are standard in building practice.

Code here in Florida (lol – millions of codes right?) has no specific code written about crawl space drainage. Go Figure!

Working in your crawl space can be a difficult task. There is very little room to move around, let alone trying to dig or excavate along your foundation footer.

Here’s What We Do and How We Do it:

Installing Foundations Drains (footer Tiles)
1st we dig a trench along the foundation wall down to just below the footer. The trench is a shovel wide and down to an average depth of about 12″ inches. (yours could be deeper – depends on where the footer is.)

2nd – we grade out the excess soil across the crawl space floor leaving a small mound to help force the water into our system.

3rd– we bring in the gravel and the pipe. This is usually done one bucket at a time. Very labor intense. Depending on the length of the wall we working on, it might be 1 yard or more of 3/4 inch washed gravel commonly known as #67 stone. The buckets are 5 gallon type and we carefully move them over and under the pipes, around the piers until we get to the area we are working on. This process repeats!

4th – we then lay the perforated pipe (holes down) into a base of gravel at the bottom of the trench, then cover the pipe with gravel as well as the footer water ledge. The holes in the pipe point down because this in the way the system works, water floods upward through the voids in the gravel and into the holes of the pipe. If the holes are pointing upward, the water table simply rising way too high, and the trench holds too much water.

5th – We then cover the new trench with a vapor barrier and its done.

Installing the Sump Pump
1st – we dig out the area where the sump pit will be install. This is usually the lowest spot of the crawl space because we want water to flow down hill in the pit. The Pit depth is 24″ inches and its it surrounded by gravel to promote proper drainage.

2nd – we remove the soil we just dug out for the sump pit. This is done one bucket at a time. very labor intense.

3rd – we install the sump pump. The pump sits at the bottom of the sump pit so as to allow water to collect and the pump will lift it up and out of the crawl space. Next we attach the discharge pipe which is 1 1/2 inch PVC and a check valve to prevent back flow. The pipe comes from the pump up and out through a solid lid cover where make cut a hole for the pipe to come through. this cover is very important. It stops debris and other things from falling into the pit and also reduces radon gas emissions!

Cutting The Core Through The Foundation Wall
1st – we line up where the pump discharge line will come out through the wall. Then we use a Carbon Concrete Core Bit attached to a powerful Rotary Hammer Drill. The core cuts a perfect hole 2″ inches in diameter. The 1 1/2 PVC slide right through sitting tightly in the wall. No need to caulk or anything.

We can cut through brick, block and even the footer made of solid concrete.

1st – we dig up the downspout drain line (if you have one) and we make a good solid connection underground to this pipe using the proper fittings. (This is not just a hole knocked into the pipe)

2nd – we test the pump discharge and check for leaks. If all is good, then we back fill and its done.


Sump Pumps A sump pump is the best way to remove water. Its fast, queit and very reliable.

We use Zoeller Pumps. Most commonly, Model M53 submersible with a 1/3 Horsepower motor, 1 ½ inch discharge line, and check valve to prevent back flow. To Date, we have not every been back to replace one of these pumps! That’s not to say they last forever, but they do last a long long time!


Sump Pits A Sump Pit (the liner) is 24″ deep and surrounded by gravel to promote drainage into the pit. The pit is large enough to allow water to gather for the pump to lift it out. It comes witha solid lid cover to to help reduce moisture and radon gas!


Cores The Core is a hole drilled through the foundatin wall. The hole is usually 2″ which allows the 1 ½ inch PVC pipe to be inserted. Its a perfect fit! We can core walls, foundations, and curbs!


Pipe PVC Pipe is our choice for most drain lines. The solid pipe has smooth inside walls allowing water to easily flow through it. Size depends on the application. Downspout Drain Lines and Yard Drains, usually use 4 inch pipe. Storm Drains might use 6 inch or even 8 inch.
We also use Corrugated Pipe. This pipe is strong and comes in 100 foot rolls. It comes inSolid and perforated (holes in it). We use it for Yard Drains, French Drains, Foundation Drains and encase (surround) the pipe in gravel to help promote drainage.



Trenching Trenching is done with a Ditch Witch, a machine used to trench fast and effectively to the proper depth. We don’t make a mess! We lay our tarps to catch the soil. After we Back Fill the trench, we move the excess to low spots or foundation walls and grade it out.

We Also Hand Dig. Shovels and Picks are used to help prevent damage to Utilities, such as Telephone, Cable, Gas, Electric and Sprinklers.

We call to locate utilities on every job. Utitlies are marked with paint and flags showing us where they are and allows us to adjust our installation accordingly..


Concrete Work Driveways, Basement Floors, Side Walks, Patio’s.. Concrete is not a problem for us to cut and repalce. We have the right tools for any job.

When we need to trench a line through a driveway, we simply cut out a trench about 8 inches wide, remove the concrete, dig down to install our pipe , backfill and re-pour the concrete. No Worries! You’ll be surprised how good it looks when we are finished.

Concrete is actually one of the easiest things to trench through when you have the right equipment. No need to pay higher prices like others charge because they have to rent equipment.

How To Control Mold

White Mold on Joist

To help control Mold Growth, you need to understand how it gets there to begin with.. Mold is a fungus. It will appear when a couple of things are present in your crawl space.

1. High Moisture content or humidity level.

2. Organic matter for the Mold to feed on.

High Moisture or Humidity levels are usually caused by water either inside or outside of the crawl space. When the soil becomes saturated and full of water, the moisture and humidity in the crawl space will rise. Putting vents with fans or dehumidifiers in the crawl space may help a little, but the water problem needs to be addressed.

Once the mold finds Organic matter, ie, Joists, Subfloors, Roots that may be in the soil, or even left over building materials, it will be hard to get rid. Not Impossible, but difficult.

We see mold everyday in crawl spaces, basements, on floor joists and walls. Most of the time it is harmless. In other words, non toxic. This non toxic mold still presents health issues and also wood rot problems.

Some people are allergic to mold of any kind, small children, elderly but more often, we hear of the 30 to 55 year old that has allergies. Sneezing, watery eyes, or just a general ill feeling could be from a mold living in your crawl space or basement.

Keeping the crawl space dry is of utmost importance here in the south. Hot and humid weather during the spring, summer and fall, cold damp moist air during the winter allows moisture to build in your crawl space and basement. Once the level is high enough, mold wild begin to feed on the organic material such as wood joists, sill plates and band plates. The cost to repair these things is quite high.

One common mistake we see is calling the white powder on cement blocks mold. Mold can only surrive eating organic material.

The white stains in the block are called efflorescence. Usually cause by high water within the block. This is not a good thing and needs to be address. This is very common with unsealed block and brick. Water soaks into the block and washes out minerals from the concrete.

This problem can often be stopped by installing footer tiles around the inside perimeter of the crawl space and a sump pump to remove the water. Downspout Drain lines are also needed to move the roof water away from the foundation and also cleaning and sealing the block after the system is installed.

Crawl Space Maintenance should be a monthly service!

We’ll Make It Right
The First Time!

NDS channel drain is a pretty goodproduct for collecting driveway water runoff. It works best when your driveway slopes towards your garage and you need to collect the water coming down the hill..

Depending on the driveway grade and depth of the garage floor, sometimes a sump pump is needed to lift the water to high enough for gravity to take over. Sometimes there is a downhill run to one side or the other of the driveway and we just need to dig a trench from the the channel drain and install some drain pipe out and away from the area.

Most of the time when Apple Drains arrives at a home in need of a driveway channel drain, its because the slope of the drive is very steep and lots of water floods out the garage when it rains.

The first step is to cut out the concrete across the driveway. We use a concrete saw with a diamond blade to cut the concrete. (sometimes called a partner saw)


We cut across the drive using the concrete saw from one side to the other.

Be sure to let the water run slowly from a garden hose or else you’ll have a dusty mess like this..

We need to cut TWO times across the driveway for the channel drain. The width can vary, but the trench after the concrete is cut and removed needs to be about 12″ wide. This gives enough room for to re-pour the concrete on both sides of the 5″ wide NDS channel drain. The concrete saw is a great tool. But like anything else, it takes time to cut concrete. The saw cuts about 1 inch every minute. So on this driveway, we are cutting both a little over 52 feet which means it takes just over and hour to make the cuts.


Next come the Jack Hammer. This is also a great tool for breaking up concrete. We use a 70 lbs hammer that easily breaks up the concrete. (well by easily we mean its better than using a sledge hammer)

The Jack Hammer works well, but it makes LOADS of debris and Rubble. This will have to be hauled away and taken to the dump. (note: remember we at working at the bottom of a very steep driveway. All this debirs has to be lifted and wheel barreled back up the hill to the trailor).

Now that we have broke up the concrete, we need to use a Pry Bar to break free the remaining concrete from out trench. You’ll notice there is a old Corrugated drain pipe buried in the concrete. This was an downspout drain drain line that we will have to re-connect, which means our trench will have to be even deeper.

The Rubble!


After all the rubble is removed we dig the trench down a little deeper and Repair the old Corrugated pipe with solid PVC. Then we cover the pipe with a base to give the NDS Channel Drain a good solid surface that runs down hill to the storm drain we repaired. On this install, we used dry quikrete the base. This was because the driveway was 8″thick! (a bit over kill but since the old Downspout Drain is under here too, we encased it in concrete like the original pour.

Next we lay out the NDS channel drain in our trench and connect. This channel drain comes in 10′ sections so we had to use a couple of couplings. NDS makes all the fittings for their product. ( a quick note: Although NDS and other manufacturers do a great job of making product, the true test of their material comes from the adaptation of its use in everyday installations. We do like NDS! We have always been able to modify their material to fit the need of the job!)

Now we check for grade. We want to make sure the channel drain is ever below the finish re-pour of concrete. We just use the trowel to double check. If the trowel touches the top of the channel drain, then we need to lower that section, but it all good here.

Next we set the grates in place. We do this all the way down the channel drain so that when we re-pour the concrete, the grates keep the channel from collapsing.

Then we wet down and wash the entire area. This so the concrete will not stick to the driveway and it won’t stick to the grates on the channel drain. This is an important step. it will save hours of clean up!












Finally, we re-pour the concrete and trowel it into the trench along side the channel drain.

Using the trowel we finish off a nice smooth surface.
The last thing to do is spray off the grate where any concrete is left. It will come right off since we wet the surface as shown and described above!

Most drainage problems in Florida, in areas like Orlando, Melbourne, Daytona, Jacksonville, Ocala, Gainesville and the panhandle come from very level or even below grade yards. During a severe thunderstorm, tropical depression or hurricane, rainfall rates exceed the norm. Water has no place to go. So the yard floods, water enters the house, driveways flood, and the backyard stays wet for days.

A French Drain must have a discharge point that s down hill from the lowest point in the yard. So sometimes (most all the time) a Sump Pump is needed. The Pump is installed in a Sump Basin (pit). It can be 24″ inches deep or more. Now the French Drain and other drains can be discharged (run down hill) to the sump basin. Then a good pump can lift the water up and send it to the street or storm.

Back yard sump pumps are efficient and affordable. a good 1/3 horsepower pump will move 60 to 89 gallons a minute.. (Think of trash can full of water, The pump will empty the trash can in under a minute.) A Good 1/2 horsepower pump will move 80 to 120 gallons per minute! A Good 1 horsepower sump pump can move 120 to 130 gallons per minute!

Of course you can never beat Mother Nature, but you can help keep the water out.

A French drain (perforated pipe surrounded by 3/4 inch gravel) with a couple catch basins, will collect the water from the yard and send it to the sump basin, then the sump pump can lift it up and send out through a 1 1/2 inch or 2 inch PVC pipe to the street or storm.

How far can it pump?
This is called the HEAD. Most 1/3 horsepower pumps can easily push the water 100 to 150 feet, with a lift of 5 feet. Of course the gallons per minute begin to drop so it might only pump 40 to 50 gallons per minute at 5 foot lift and 100 foot discharge. This is still a trash can full of water every minute! Fast!

How much does a system cost?
Depending on the length of the french drain, the depth of the French drain and length of the 1 1/2 inch PVC discharge from the pump an average cost to install is just under 2800.00. Yes, its an expense but well worth it to solve the flooding issue and help protect y9our home from water damage, mold, wood root, and termites.

Most homes in Florida are built on a concrete slab, and actually need this system more than homes with crawl space or basements. The concrete slab is very porous. As water pressure builds under the slab, it comes up though the slab at the weakest point (usually at the wall where the 1st course of block has been laid. Once a pathway has been established by the water, it will continue to go there even in lighter rains.

Protect your investment. Install a Sump Pump system with foundation and French drains. Direct the downspout drains away and attach them to the sump basin or if you are lucky enough to have fall (downhill grade away from the house) trench these drain lines to the street.

How a French Drain Works

This article talks about how and why a french drain works.
You can also watch a video that illustrates how water flows through the gravel and into the perforated pipe.

A French Drain is a perforated pipe surrounded by gravel. It is used to collect water from a low spot in the yard. The pipe is usually 4″ Perforated (holes or slotted) and is encased in 3/4 inch washed stone.

Catch basins can be added to this system to help collect immediate water run off. The pipe needs to discharge downhill from the low spot in the yard. OK.. That’s the basics. Now let’s look at a typical problem we find in a back yard or side yard…

Usually when we get a call to give an estimate we find a couple of things almost always.

  • A landscape company has come in and tried to move the water away from the low spot.
  • The grade of the yard slopes towards the house . When it rains, water floods the area.

Its great that your landscaper wanted to try to help, but since it didn’t work and you have called us out, we know the problem is worse than before they tried to fix it. Our congrats to the landscaper, but if you are going to take on this project, Do It Right the First Time!

To make a French Drain work (yard drain) the trench should be deep enough to allow water to flood from the bottom of the trench up through the gravel into the pipe. The way the system works is:

  • a gravel base is laid under the pipe .
  • the holes in the perforated pipe point DOWN
  • Gravel is added to surround the pipe and cover the pipe.
  • gravel should be brought to grade (the level of the sod) .. If this is not possible, then a fabric (soil separator) needs to be added to cover the gravel so dirt can be put back on top and sod re-laid or re seeded. If this is the case, catch basins must be added in a series to allow immediate water run off. (the gravel brought to grade works BEST with additional catch basins in low spots)
  • As water drops into the trench, it falls to the bottom of the trench. It flows through the voids in the gravel VERY QUICKLY.
  • Holes are pointing DOWN because it allows the fastest pick up (collection) of water into the system. If holes are pointing up to the top of the pipe, the water tends to saturate the soil causing the wet spots to remain long after the rain.

Discharging the water

This is very important and its kind of a No Brainer. Water needs to run downhill. The discharge must be lower that the deepest part of the trench. To make this happen, there must be a down hill run away from the area. Sometimes we have to trench through a hill to get good slope for our system to work. (this is usually the case since the water is getting trapped in the low spot to begin with.

If there is no downhill run away from the area, in other words, if the pipe is running up to discharge, it will not work. So what can be done?

We suggest and recommend installing a sump pump. The yard drain is the same as described above but it discharges into a sump pit where the sump pump lifts the water up and can push it up hill to discharge. The pump we most commonly use is a ZOELLER M 53 (mighty mate). This pump can easy lift the water to ahead (total lifting capacity) of 25′. Its extremely powerful for a small 1/3 of horse power submersible pump. The pit is 24 inches deep which allows for great water collection and allows the pump to easily cycle the water. We install a solid lid on the pit making secure and safe. The pump discharges water through a 1 1/2 inch PVC pipe. (while this sounds small, it works great and is more than enough for most applications) .

Lastly, there needs to be an electrical outlet installed next to the sump pit. This is because extension cords are not to code for a sump pump. They work, but its better to have a GFI Electrical outlet installed.
