Most drainage problems in Florida, in areas like Orlando, Melbourne, Daytona, Jacksonville, Ocala, Gainesville and the panhandle come from very level or even below grade yards. During a severe thunderstorm, tropical depression or hurricane, rainfall rates exceed the norm. Water has no place to go. So the yard floods, water enters the house, driveways flood, and the backyard stays wet for days.
A French Drain must have a discharge point that s down hill from the lowest point in the yard. So sometimes (most all the time) a Sump Pump is needed. The Pump is installed in a Sump Basin (pit). It can be 24″ inches deep or more. Now the French Drain and other drains can be discharged (run down hill) to the sump basin. Then a good pump can lift the water up and send it to the street or storm.

Back yard sump pumps are efficient and affordable. a good 1/3 horsepower pump will move 60 to 89 gallons a minute.. (Think of trash can full of water, The pump will empty the trash can in under a minute.) A Good 1/2 horsepower pump will move 80 to 120 gallons per minute! A Good 1 horsepower sump pump can move 120 to 130 gallons per minute!
Of course you can never beat Mother Nature, but you can help keep the water out.
A French drain (perforated pipe surrounded by 3/4 inch gravel) with a couple catch basins, will collect the water from the yard and send it to the sump basin, then the sump pump can lift it up and send out through a 1 1/2 inch or 2 inch PVC pipe to the street or storm.

How far can it pump?
This is called the HEAD. Most 1/3 horsepower pumps can easily push the water 100 to 150 feet, with a lift of 5 feet. Of course the gallons per minute begin to drop so it might only pump 40 to 50 gallons per minute at 5 foot lift and 100 foot discharge. This is still a trash can full of water every minute! Fast!

How much does a system cost?
Depending on the length of the french drain, the depth of the French drain and length of the 1 1/2 inch PVC discharge from the pump an average cost to install is just under 2800.00. Yes, its an expense but well worth it to solve the flooding issue and help protect y9our home from water damage, mold, wood root, and termites.
Most homes in Florida are built on a concrete slab, and actually need this system more than homes with crawl space or basements. The concrete slab is very porous. As water pressure builds under the slab, it comes up though the slab at the weakest point (usually at the wall where the 1st course of block has been laid. Once a pathway has been established by the water, it will continue to go there even in lighter rains.
Protect your investment. Install a Sump Pump system with foundation and French drains. Direct the downspout drains away and attach them to the sump basin or if you are lucky enough to have fall (downhill grade away from the house) trench these drain lines to the street.

How Water Enters Your Crawl Space

Water comes in a Crawl Space from a number of ways. The most common entrance is through the wall where the first course of brick or block is laid. It also rises up through the ground if the water table is high and can create a pressure hole, where water literally shoots up because there is so much pressure in the ground.
** Most Crawl Space Water Problems come from lack of Roof Drains. (downspout drain line) The amount of water the roof gathers is tremendous! – – In average 1″ rain fall, a 2000 sq ft roof gathers 1100 gallons of water. If there is no Downspout Drain Line, this water is probably going into to your crawl space or basement.
The downspout drain is NOT just a 10 foot piece of pipe pointing out in the yard. PLEASE SEE DOWNSPOUT DRAIN for a better understanding.

** Crawl Space Drainage – Related Cost **
It helps to understand the construction of your homes foundation and understand that there is more than one type of foundation wall, but here are the basics: Most foundation walls sit on top of the footer. The footer is poured concrete usually 8 inches thick. It runs level around the perimeter of your home to support the house. Block and brick are used to build the foundation wall. The first course of brick or block sits in a bed of mortar used to level the first course. It here where most water enters the crawl space even if the outside has been sealed. Water also enters through the mortar used between bricks and block on up the wall anywhere the wall is below grade (underground). To collect the water, we need a system of gravel and perforated pipe along the inside of the crawl space with a discharge point for the water to escape. We like to use a sump pump for the discharge because it sits so deep in the crawl space, usually as deep as the bottom of the footer. The pump is fast, quiet and very reliable. Seeing a sump pump in a crawl space means The Water Problem has been Solved! You’ll find in most cities in the northern part of the country, that a sump pump is now code for building a basement. That’s how reliable they are! They are standard in building practice. Code here in Florida (lol – millions of codes right?) has no specific code written about crawl space drainage. Go Figure! Working in your crawl space can be a difficult task. There is very little room to move around, let alone trying to dig or excavate along your foundation footer. Here’s What We Do and How We Do it: Installing Foundations Drains (footer Tiles) 2nd – we grade out the excess soil across the crawl space floor leaving a small mound to help force the water into our system. 3rd– we bring in the gravel and the pipe. This is usually done one bucket at a time. Very labor intense. Depending on the length of the wall we working on, it might be 1 yard or more of 3/4 inch washed gravel commonly known as #67 stone. The buckets are 5 gallon type and we carefully move them over and under the pipes, around the piers until we get to the area we are working on. This process repeats! 4th – we then lay the perforated pipe (holes down) into a base of gravel at the bottom of the trench, then cover the pipe with gravel as well as the footer water ledge. The holes in the pipe point down because this in the way the system works, water floods upward through the voids in the gravel and into the holes of the pipe. If the holes are pointing upward, the water table simply rising way too high, and the trench holds too much water. 5th – We then cover the new trench with a vapor barrier and its done. Installing the Sump Pump 2nd – we remove the soil we just dug out for the sump pit. This is done one bucket at a time. very labor intense. 3rd – we install the sump pump. The pump sits at the bottom of the sump pit so as to allow water to collect and the pump will lift it up and out of the crawl space. Next we attach the discharge pipe which is 1 1/2 inch PVC and a check valve to prevent back flow. The pipe comes from the pump up and out through a solid lid cover where make cut a hole for the pipe to come through. this cover is very important. It stops debris and other things from falling into the pit and also reduces radon gas emissions! Cutting The Core Through The Foundation Wall We can cut through brick, block and even the footer made of solid concrete. Attaching the Discharge Line to the pipes outside 2nd – we test the pump discharge and check for leaks. If all is good, then we back fill and its done. |

Sump Pumps | A sump pump is the best way to remove water. Its fast, queit and very reliable.
We use Zoeller Pumps. Most commonly, Model M53 submersible with a 1/3 Horsepower motor, 1 ½ inch discharge line, and check valve to prevent back flow. To Date, we have not every been back to replace one of these pumps! That’s not to say they last forever, but they do last a long long time! |

Sump Pits | A Sump Pit (the liner) is 24″ deep and surrounded by gravel to promote drainage into the pit. The pit is large enough to allow water to gather for the pump to lift it out. It comes witha solid lid cover to to help reduce moisture and radon gas!

Cores | The Core is a hole drilled through the foundatin wall. The hole is usually 2″ which allows the 1 ½ inch PVC pipe to be inserted. Its a perfect fit! We can core walls, foundations, and curbs!

Pipe | PVC Pipe is our choice for most drain lines. The solid pipe has smooth inside walls allowing water to easily flow through it. Size depends on the application. Downspout Drain Lines and Yard Drains, usually use 4 inch pipe. Storm Drains might use 6 inch or even 8 inch. |

We also use Corrugated Pipe. This pipe is strong and comes in 100 foot rolls. It comes inSolid and perforated (holes in it). We use it for Yard Drains, French Drains, Foundation Drains and encase (surround) the pipe in gravel to help promote drainage.

Trenching | Trenching is done with a Ditch Witch, a machine used to trench fast and effectively to the proper depth. We don’t make a mess! We lay our tarps to catch the soil. After we Back Fill the trench, we move the excess to low spots or foundation walls and grade it out.
We Also Hand Dig. Shovels and Picks are used to help prevent damage to Utilities, such as Telephone, Cable, Gas, Electric and Sprinklers. We call to locate utilities on every job. Utitlies are marked with paint and flags showing us where they are and allows us to adjust our installation accordingly.. |

Concrete Work | Driveways, Basement Floors, Side Walks, Patio’s.. Concrete is not a problem for us to cut and repalce. We have the right tools for any job.
When we need to trench a line through a driveway, we simply cut out a trench about 8 inches wide, remove the concrete, dig down to install our pipe , backfill and re-pour the concrete. No Worries! You’ll be surprised how good it looks when we are finished. Concrete is actually one of the easiest things to trench through when you have the right equipment. Because we install drainage systems everyday, the need for that one little part to fix something arises every day. So of course we head to the closest hardware store. Sometimes its a Home Depot sometimes its a Lowes.
We don’t buy certain things from either store, like a Good Catch Basin or A Good Sump Pump. Those kind of things are better bought from the parts supplier. But a small fitting or maybe some sheet metal screws are always a need.
Which do we prefer? That is a good Question.
Both stores a very well stocked. Both stores have similar prices. So which one is better for us?
The answer is quite simple. We go to the closest one and hope they have what we need. If they don’t, then we drive to the other. Either way, it takes time out of your day to go get parts.
You can usually figure a good hour to go get a 3.00 part. Its amazing. Traffic alone here in Charlotte makes it slow going. And Of Course we carry lots of parts on our trucks. Everything from Pipe and Fittings to Pumps and Catch Basins, but sometimes, we need just one little part to complete an install and because we Do It Right The First Time, we will not take the short cut to complete the install. It doesn’t change the cost to the customer to go get a part or even come back the next day. It does change our cost since there is a crew of 3 to 5 guys and they are getting paid no matter what.
Sometimes we go to Lowes or Home Depot 1st thing in the morning. This is best time to get things from either store. The staff and sales people are so friendly. They bend over backwards to help you. Plus! The store is usually empty except for the contractors that like to get things done right!

White Mold on Joist
To help control Mold Growth, you need to understand how it gets there to begin with.. Mold is a fungus. It will appear when a couple of things are present in your crawl space.
1. High Moisture content or humidity level.
2. Organic matter for the Mold to feed on.
High Moisture or Humidity levels are usually caused by water either inside or outside of the crawl space. When the soil becomes saturated and full of water, the moisture and humidity in the crawl space will rise. Putting vents with fans or dehumidifiers in the crawl space may help a little, but the water problem needs to be addressed.
Once the mold finds Organic matter, ie, Joists, Subfloors, Roots that may be in the soil, or even left over building materials, it will be hard to get rid. Not Impossible, but difficult.

We see mold everyday in crawl spaces, basements, on floor joists and walls. Most of the time it is harmless. In other words, non toxic. This non toxic mold still presents health issues and also wood rot problems.
Some people are allergic to mold of any kind, small children, elderly but more often, we hear of the 30 to 55 year old that has allergies. Sneezing, watery eyes, or just a general ill feeling could be from a mold living in your crawl space or basement.
Keeping the crawl space dry is of utmost importance here in the south. Hot and humid weather during the spring, summer and fall, cold damp moist air during the winter allows moisture to build in your crawl space and basement. Once the level is high enough, mold wild begin to feed on the organic material such as wood joists, sill plates and band plates. The cost to repair these things is quite high.
One common mistake we see is calling the white powder on cement blocks mold. Mold can only surrive eating organic material.
The white stains in the block are called efflorescence. Usually cause by high water within the block. This is not a good thing and needs to be address. This is very common with unsealed block and brick. Water soaks into the block and washes out minerals from the concrete.
This problem can often be stopped by installing footer tiles around the inside perimeter of the crawl space and a sump pump to remove the water. Downspout Drain lines are also needed to move the roof water away from the foundation and also cleaning and sealing the block after the system is installed.
Crawl Space Maintenance should be a monthly service!

Installing a French Drain is a project the homeowner could do themselves. All the parts are readily available from Lowes or Home Depot. Just be prepared to do some work.

1st you need the pipe.
These are 100 foot rolls of both Soild and Perforated Pipe. This is from Lowes but Home Depot has the same stuff.
NOTE – Remember you need Perforated Pipe (has holes in it) that will be surrounded by Gravel for a French Drain.

2nd will be the gravel –
How Much Gravel Do you Need? A lot!
Best way to figure how many bags is 1 bag will cover about 2′ feet of a trench 14 to 16 inches deep. So if you are installing 60 feet of pipe, you’ll need at least 30 bags.
3rd you will need some way to transport your gravel. While you could put in your car or trunk, better is a truck, or trailer to haul the gravel and pipe and shovels and wheel barrels, etc..

4th You need a wheel barrel to move the gravel to the area you are digging. You carry each bag, but each bag weighs 40 lbs. So a wheel barrel allows you to move more than 1 at a timne and is much easier.

5th – You need shovels, picks, axe, and rake to dig your trench.. Pretty much you will be digging through mud if its a really bad low spot. Water will have saturated the soil. But if you believe you can do something 🙂

6 – Once the Trench is complete, including your discharge (this where the water is going to flow), its time to install the Gravel and Pipe.
1st lay a small base of gravel in the trench. Next Install the Perforated Pipe with HOLES POINTING DOWN. Connect your catch basins then cover with gravel. We like to bring ou gravel to grade to really make the water drop into our system, but you cancover the gravel with soil. If doing this, be sure to use a soil seperater fabric. Youdon’t need to wrap the trench in this fabric, it will simply slow the flow of water into the gravel and also the fabric will get packed with dirt and further slow the water infiltration into the gravel. Some people think its best to wrap the gravel and or the pipe, but actually the life of the systemis still the same. 15 to 20 years.

Lastly – Lay your all the gravel and pipe, rake out the excess soil to fill other low spots and help water drain into your system. Make sure your Catch Basin Grate is just below grade to allow that water to flow quickly into the catch basin!
