French Drain with Sump Pump

Most drainage problems in Florida, in areas like Orlando, Melbourne, Daytona, Jacksonville, Ocala, Gainesville and the panhandle come from very level or even below grade yards. During a severe thunderstorm, tropical depression or hurricane, rainfall rates exceed the norm. Water has no place to go. So the yard floods, water enters the house, driveways flood, and the backyard stays wet for days.

A French Drain must have a discharge point that s down hill from the lowest point in the yard. So sometimes (most all the time) a Sump Pump is needed. The Pump is installed in a Sump Basin (pit). It can be 24″ inches deep or more. Now the French Drain and other drains can be discharged (run down hill) to the sump basin. Then a good pump can lift the water up and send it to the street or storm.

We install French Drain with Sump Pump Systems everyday. It Works!

Back Yard Sump Pump
A good video reference for DIY

Back yard sump pumps are efficient and affordable. a good 1/3 horsepower pump will move 60 to 89 gallons a minute.. (Think of trash can full of water, The pump will empty the trash can in under a minute.) A Good 1/2 horsepower pump will move 80 to 120 gallons per minute! A Good 1 horsepower sump pump can move 120 to 130 gallons per minute!

Of course you can never beat Mother Nature, but you can help keep the water out.

A French drain (perforated pipe surrounded by 3/4 inch gravel) with a couple catch basins, will collect the water from the yard and send it to the sump basin, then the sump pump can lift it up and send out through a 1 1/2 inch or 2 inch PVC pipe to the street or storm.

Dig out to install system

Dig out to install system

Back Yard Sump with Driveway Channel Drain

How far can it pump?
This is called the HEAD. Most 1/3 horsepower pumps can easily push the water 100 to 150 feet, with a lift of 5 feet. Of course the gallons per minute begin to drop so it might only pump 40 to 50 gallons per minute at 5 foot lift and 100 foot discharge. This is still a trash can full of water every minute! Fast!

Here is another good video reference of a backyard sump pump with French drain. This system moves water fast!

How much does a system cost?
Depending on the length of the french drain, the depth of the French drain and length of the 1 1/2 inch PVC discharge from the pump an average cost to install is just under 2800.00. Yes, its an expense but well worth it to solve the flooding issue and help protect y9our home from water damage, mold, wood root, and termites.

Most homes in Florida are built on a concrete slab, and actually need this system more than homes with crawl space or basements. The concrete slab is very porous. As water pressure builds under the slab, it comes up though the slab at the weakest point (usually at the wall where the 1st course of block has been laid. Once a pathway has been established by the water, it will continue to go there even in lighter rains.

Protect your investment. Install a Sump Pump system with foundation and French drains. Direct the downspout drains away and attach them to the sump basin or if you are lucky enough to have fall (downhill grade away from the house) trench these drain lines to the street.

Crawl Space Waterproofing, Florida

How Water Enters Your Crawl Space
WATER PROBLEMS?
We Can Help!

BE SURE TO WATCH THE VIDEO at the bottom of this page. Its Best Video showing how and where water enters your basement or crawl space wall.

Water comes in a Crawl Space from a number of ways. The most common entrance is through the wall where the first course of brick or block is laid. It also rises up through the ground if the water table is high and can create a pressure hole, where water literally shoots up because there is so much pressure in the ground.

** Most Crawl Space Water Problems come from lack of Roof Drains. (downspout drain line) The amount of water the roof gathers is tremendous! – – In average 1″ rain fall, a 2000 sq ft roof gathers 1100 gallons of water. If there is no Downspout Drain Line, this water is probably going into to your crawl space or basement.

The downspout drain is NOT just a 10 foot piece of pipe pointing out in the yard. PLEASE SEE DOWNSPOUT DRAIN for a better understanding.

To help remove water from your crawl space, look at the information below.

See Also Downspout Drain Lines
The most important drain in the system
and see how much an average install costs.
** Crawl Space Drainage – Related Cost **

It helps to understand the construction of your homes foundation and understand that there is more than one type of foundation wall, but here are the basics:

Most foundation walls sit on top of the footer. The footer is poured concrete usually 8 inches thick. It runs level around the perimeter of your home to support the house.

Block and brick are used to build the foundation wall. The first course of brick or block sits in a bed of mortar used to level the first course. It here where most water enters the crawl space even if the outside has been sealed. Water also enters through the mortar used between bricks and block on up the wall anywhere the wall is below grade (underground).

To collect the water, we need a system of gravel and perforated pipe along the inside of the crawl space with a discharge point for the water to escape. We like to use a sump pump for the discharge because it sits so deep in the crawl space, usually as deep as the bottom of the footer. The pump is fast, quiet and very reliable. Seeing a sump pump in a crawl space means The Water Problem has been Solved!

You’ll find in most cities in the northern part of the country, that a sump pump is now code for building a basement. That’s how reliable they are! They are standard in building practice.

Code here in Florida (lol – millions of codes right?) has no specific code written about crawl space drainage. Go Figure!
Foundation Tile (footer Tile) with a sump pump will help keep your crawl space dry!

Working in your crawl space can be a difficult task. There is very little room to move around, let alone trying to dig or excavate along your foundation footer.

Here’s What We Do and How We Do it:

Installing Foundations Drains (footer Tiles)
1st we dig a trench along the foundation wall down to just below the footer. The trench is a shovel wide and down to an average depth of about 12″ inches. (yours could be deeper – depends on where the footer is.)

2nd – we grade out the excess soil across the crawl space floor leaving a small mound to help force the water into our system.

3rd– we bring in the gravel and the pipe. This is usually done one bucket at a time. Very labor intense. Depending on the length of the wall we working on, it might be 1 yard or more of 3/4 inch washed gravel commonly known as #67 stone. The buckets are 5 gallon type and we carefully move them over and under the pipes, around the piers until we get to the area we are working on. This process repeats!

4th – we then lay the perforated pipe (holes down) into a base of gravel at the bottom of the trench, then cover the pipe with gravel as well as the footer water ledge. The holes in the pipe point down because this in the way the system works, water floods upward through the voids in the gravel and into the holes of the pipe. If the holes are pointing upward, the water table simply rising way too high, and the trench holds too much water.

5th – We then cover the new trench with a vapor barrier and its done.

Installing the Sump Pump
1st – we dig out the area where the sump pit will be install. This is usually the lowest spot of the crawl space because we want water to flow down hill in the pit. The Pit depth is 24″ inches and its it surrounded by gravel to promote proper drainage.

2nd – we remove the soil we just dug out for the sump pit. This is done one bucket at a time. very labor intense.

3rd – we install the sump pump. The pump sits at the bottom of the sump pit so as to allow water to collect and the pump will lift it up and out of the crawl space. Next we attach the discharge pipe which is 1 1/2 inch PVC and a check valve to prevent back flow. The pipe comes from the pump up and out through a solid lid cover where make cut a hole for the pipe to come through. this cover is very important. It stops debris and other things from falling into the pit and also reduces radon gas emissions!

Cutting The Core Through The Foundation Wall
1st – we line up where the pump discharge line will come out through the wall. Then we use a Carbon Concrete Core Bit attached to a powerful Rotary Hammer Drill. The core cuts a perfect hole 2″ inches in diameter. The 1 1/2 PVC slide right through sitting tightly in the wall. No need to caulk or anything.

We can cut through brick, block and even the footer made of solid concrete.

Attaching the Discharge Line to the pipes outside
1st – we dig up the downspout drain line (if you have one) and we make a good solid connection underground to this pipe using the proper fittings. (This is not just a hole knocked into the pipe)

2nd – we test the pump discharge and check for leaks. If all is good, then we back fill and its done.

Sump Pumps A sump pump is the best way to remove water. Its fast, queit and very reliable.

We use Zoeller Pumps. Most commonly, Model M53 submersible with a 1/3 Horsepower motor, 1 ½ inch discharge line, and check valve to prevent back flow. To Date, we have not every been back to replace one of these pumps! That’s not to say they last forever, but they do last a long long time!

Sump Pits A Sump Pit (the liner) is 24″ deep and surrounded by gravel to promote drainage into the pit. The pit is large enough to allow water to gather for the pump to lift it out. It comes witha solid lid cover to to help reduce moisture and radon gas!

Cores The Core is a hole drilled through the foundatin wall. The hole is usually 2″ which allows the 1 ½ inch PVC pipe to be inserted. Its a perfect fit! We can core walls, foundations, and curbs!

Pipe PVC Pipe is our choice for most drain lines. The solid pipe has smooth inside walls allowing water to easily flow through it. Size depends on the application. Downspout Drain Lines and Yard Drains, usually use 4 inch pipe. Storm Drains might use 6 inch or even 8 inch.
We also use Corrugated Pipe. This pipe is strong and comes in 100 foot rolls. It comes inSolid and perforated (holes in it). We use it for Yard Drains, French Drains, Foundation Drains and encase (surround) the pipe in gravel to help promote drainage.

Trenching Trenching is done with a Ditch Witch, a machine used to trench fast and effectively to the proper depth. We don’t make a mess! We lay our tarps to catch the soil. After we Back Fill the trench, we move the excess to low spots or foundation walls and grade it out.

We Also Hand Dig. Shovels and Picks are used to help prevent damage to Utilities, such as Telephone, Cable, Gas, Electric and Sprinklers.

We call to locate utilities on every job. Utitlies are marked with paint and flags showing us where they are and allows us to adjust our installation accordingly..

Concrete Work Driveways, Basement Floors, Side Walks, Patio’s.. Concrete is not a problem for us to cut and repalce. We have the right tools for any job.

When we need to trench a line through a driveway, we simply cut out a trench about 8 inches wide, remove the concrete, dig down to install our pipe , backfill and re-pour the concrete. No Worries! You’ll be surprised how good it looks when we are finished.

Concrete is actually one of the easiest things to trench through when you have the right equipment. No need to pay higher prices like others charge because they have to rent equipment.

We Cut Concrete Everyday and We’ll Do It Right The First Time!

This is best video that shows WHERE and HOW water enters your Crawl Space or Basement. We actually put the camera INSIDE a void in the wall.

We suggest you watch it a couple times. It will amaze you what we find when we dig down the outside of basement or crawl space wall…

Lowes vs Home Depot, Which is Better?

Because we install drainage systems everyday, the need for that one little part to fix something arises every day. So of course we head to the closest hardware store. Sometimes its a Home Depot sometimes its a Lowes.

We don’t buy certain things from either store, like a Good Catch Basin or A Good Sump Pump. Those kind of things are better bought from the parts supplier. But a small fitting or maybe some sheet metal screws are always a need.

Which do we prefer? That is a good Question.
Both stores a very well stocked. Both stores have similar prices. So which one is better for us?

The answer is quite simple. We go to the closest one and hope they have what we need. If they don’t, then we drive to the other. Either way, it takes time out of your day to go get parts.

You can usually figure a good hour to go get a 3.00 part. Its amazing. Traffic alone here in Charlotte makes it slow going. And Of Course we carry lots of parts on our trucks. Everything from Pipe and Fittings to Pumps and Catch Basins, but sometimes, we need just one little part to complete an install and because we Do It Right The First Time, we will not take the short cut to complete the install. It doesn’t change the cost to the customer to go get a part or even come back the next day. It does change our cost since there is a crew of 3 to 5 guys and they are getting paid no matter what.

Sometimes we go to Lowes or Home Depot 1st thing in the morning. This is best time to get things from either store. The staff and sales people are so friendly. They bend over backwards to help you. Plus! The store is usually empty except for the contractors that like to get things done right!

So which store do we prefer?
We like them both!

Home Depot vs Lowes. Let us know which store you like in the comments box below!

Mold Issue

MOLD!

Do you have it?

Crawl Space Water Problems

Problems / Solutions /Costs

How To Control Mold

White Mold on Joist

To help control Mold Growth, you need to understand how it gets there to begin with.. Mold is a fungus. It will appear when a couple of things are present in your crawl space.

1. High Moisture content or humidity level.

2. Organic matter for the Mold to feed on.

High Moisture or Humidity levels are usually caused by water either inside or outside of the crawl space. When the soil becomes saturated and full of water, the moisture and humidity in the crawl space will rise. Putting vents with fans or dehumidifiers in the crawl space may help a little, but the water problem needs to be addressed.

Once the mold finds Organic matter, ie, Joists, Subfloors, Roots that may be in the soil, or even left over building materials, it will be hard to get rid. Not Impossible, but difficult.

Please see the related article for more information on Crawl Space Water Problems. Also ask our service tech when he comes out for an inspection. There is a solution and its not that bad.

MOLD ISSUES

Health Effects –

1. Asthma, asthma triggers, or asthma symptoms (such as episodes or attacks)

2. Upper respiratory tract symptoms

3. Eye symptoms

4. Skin symptoms

5. Allergies or allergic reactions (symptoms not otherwise specified)

6. Wheeze

7. Cough

8. Difficulty breathing, trouble breathing, or shortness of breath

9. Infections (including those affecting people who have chronic lung disease).

10. Adverse effects to the nervous system

11. Fungal colonization or opportunistic infections in immune-compromised individuals

12. Hypersensitivity pneumonitis

Some Really Nasty Molds:

Stachybotrys – Black Toxic Mold

We see mold everyday in crawl spaces, basements, on floor joists and walls. Most of the time it is harmless. In other words, non toxic. This non toxic mold still presents health issues and also wood rot problems.

Some people are allergic to mold of any kind, small children, elderly but more often, we hear of the 30 to 55 year old that has allergies. Sneezing, watery eyes, or just a general ill feeling could be from a mold living in your crawl space or basement.

Keeping the crawl space dry is of utmost importance here in the south. Hot and humid weather during the spring, summer and fall, cold damp moist air during the winter allows moisture to build in your crawl space and basement. Once the level is high enough, mold wild begin to feed on the organic material such as wood joists, sill plates and band plates. The cost to repair these things is quite high.

One common mistake we see is calling the white powder on cement blocks mold. Mold can only surrive eating organic material.

The white stains in the block are called efflorescence. Usually cause by high water within the block. This is not a good thing and needs to be address. This is very common with unsealed block and brick. Water soaks into the block and washes out minerals from the concrete.

This problem can often be stopped by installing footer tiles around the inside perimeter of the crawl space and a sump pump to remove the water. Downspout Drain lines are also needed to move the roof water away from the foundation and also cleaning and sealing the block after the system is installed.

Crawl Space Maintenance should be a monthly service!

Backyard Sump Systems Move Water Fast

Low spots in the backyard hold water. If there is no gravity or fall away from the area, that water will usually stand and stay there for days. This invites mosquitos and other insects as well as kill the sod, shrubs and eventually you have a big mud mess.

To solve this problem, a French Drain with catch basins leading to a sump pump, or small lift station, is needed. The water is collected by the French Drain and is piped to the sump basin. Then Sump Pump lifts the water up and can send it to the street or storm.

Todays pumps are not only extremely powerful but they are also efficient! They can move anywhere from 40 to 100 gallons a minute.

The systems works like this….
French Drain is perforated pipe surrounded by gravel. This collects subsurface water.
Catch Basins placed in low spots collect the immediate surface water runoff.
When it rains, the water pooling in the is first collected by the catch basins, then the as the ground water rises, the French drain collects the water. All this water is piped to the Sump. The sump pump lifts the water and send it out to the street.

We install French Drain with catch basins everyday! They work great. Even when collecting huge amounts of water. Here is a video showing a recent install. The amount of water collected here comes from 8 yards and the system works!

A good French drain is perforated pipe surrounded by gravel. This system is used to collect water from low spots in the yard, under the house, in the crawl space, along the exterior footer of the house, under driveways, and under basement floors.

perforated pipe surrounded by gravel - French Drain

perforated pipe surrounded by gravel – French Drain

The Gravel and Perforated pipe collect subsurface water. French Drain works best in low spots through the yard or along the footer and foundation of the house.
A good French drain will be at least 20″ inches deep. a base of gravel under the pipe and on top. The holes of the pipe point down into the base of gravel underneath. Watch a video of “How a French drain works“.

Adding catch Basins will make the system work even better. Catch basins collect immediate surface water runoff! In other words, as it rains and water begins to flood, the catch basin will collect the water straight away.

Once the French Drain is installed it will need a place to discharge. The water needs to flow downhill and away from the area, usually to the street or storm drain. A Pop Up Emitter can be used at the end of the line or a curb hole can be drilled for even better discharge.

gravel-encased-by-fabric

The discharge pipe from the French drain is solid pipe. Once the water has been collected, we need to keep it and let it flow away from the wet spot.

Sometimes a Sump Pump is needed to left the water up from areas that are too low for gravity flow to the street or storm. Sump Pits and Pumps Work Great! In fact, They work even better than gravity!!

Sump Pump Attached to French Drain

Sump Pump Attached to French Drain

A good sump pump will lift and pump 40 to 60 gallons of water per minute! That’s 2 trash cans full of water every minute being removed when it rains. The pump needs to be at least 1/3 horsepower and sits in proper sump basin at least 24 inch deep.

French Drain with Catch basin attached to Sump Pump

French Drain with Catch basin attached to Sump Pump

The discharge pipe from the pump should be 1 1/2 inch to 2 inch PVC.

So how much does a good system cost?
You can expect to pay from 1700 to 4200 for a good system, It really depends on much pipe and gravel need to be installed.

Channel Drain Installation

Channel Drain or Trench Drain collects water from a concrete surface. It could be a driveway, pool patio, pavers, of walkway. Many sizes are available. It is secured in concrete and is set flush with the surface. Water floods into the channel drain and is carried away by the discharge pipe. If gravity is not available, a sump pump and be used to lift the water up and send it out to the street or storm.

Installing is actually pretty easy. You do need a few tools but once you start into your project, you will find it goes quickly.

Here are a few tips on how to install 5″ NDS channel drain. This is the most common type channel drain. Its available from both Lowes and Home Depot. Cost per 10 foot section with grates and fittings, just under 160.00. Be sure to buy enough to complete your project. In other words, a 2 car garage with channel drain across the front will need 22 feet or more.

Materials and Tools you will need –
5″ NDS Channel Drain, Grates, and couplings. (suggest using the 10 foot sections not the 2 foot)
Pipe or sup pit and sump pump for the discharge.
4″ Pipe works best for gravity discharge and 1/3 horsepower pump with 1 1/2 in discharge is best if no gravity is available.
Note – Sump Pumps need power.. Plan ahead.
Concrete at least 8 bags of 80 lbs ready mixed concrete for 24 foot wide drive

Tools – Concrete saw – 14″ diamond tip blade
Wheel Barrel to mix concrete and haul debris
Shovel and hoe,
Concrete finishing trowel,
Painters Tape to cover grates
Pry bar or jack hammer to remove concrete.
Garden hose to mix and wash

Your cutting a section across the drive at least 14 inches wide. You will need to make two passes across the drive so be sure to pick the right spot!

To start, determine the lowest section of the apron in front of your garage. This is usually where the water first pools during a rain.

uvs161223-001

Next you will need a concrete saw, (partner saw or cut off saw). These are available from any tool rental. Be sure to get a 14″ Diamond Tooth Blade. The cost will vary but usually under a 100 for the day.

Lay out a section of channel drain and use it as your straight edge while cutting the concrete.
Keep the side of the saw 2 inches from the straight edge. (yes you could use a 2×4)
Turn on the water (let it trickle along side of the blade while cutting. This will keep the dust down and the blade cool allowing it to cut faster.

Once you are ready to cut the concrete, Work slowly and backwards. Let the saw blade do the work! It will cut like butter but very slowly.

uvs161223-002

Try to stay centered behind the saw. this will help you keep a straight line.
Don’t worry if you curve a little bit.. (but try to stay as straight as possible) When you back fill with concrete, it will still look really good.

uvs161223-003

Be sure to cut clean through the concrete! Its about 3 to 4 thick.

Once done cutting, take your pry bar and break out 1 foot section of the concrete between you cuts. Pound the pry bar in same spot.. It will weaken the concrete and it will crack just between the 2 cuts.

uvs161223-004

uvs161223-005

If you have cut clean through the concrete, you can easily pry and lift the 1 foot section up and out. Then put in wheel barrel to haul away.

Once the concrete is removed, wash of the driveway. Keep it clean!
uvs161223-006

Now you can set your channel drain into the trench.
Notice that its almost the right depth?
You will need to trench it out a little more for a perfect depth.

Dig you discharge trench and lay the pipe connecting it to the channel drain when ready.

Once done excavating, set you channel drain in the trench.
You can go all the way across or you can center the channel drain in the middle of the driveway leaving 1 foot of concrete on each side (22 foot)

Connect the channel drain together using the coupling. Add the end caps and discharge pipe.

Place the grates in the channel drain and use the painters tape to cover them. This will keep them clean while you back fill with concrete!
Make a form for the end of your trench to hold the concrete. Use a scrape wood or even thick cardboard.

Mix your concrete in wheel barrel. 1 bag at a time..

Double check the channel drain is where you want it!
Check again!

Now trowel or shovel the concrete along side the channel drain. Fill it right to the top.

uvs161223-007

Finish off the concrete with your finishing trowel. This takes some time. work slowly but fast enough so the concrete does not set up.

uvs161223-008

uvs161223-009

The top of the grate should be just below the original concrete. (it could be lower depending on the driveway’s low spot.)

Channel drain lays almost level across the drive. If you can get some pitch great, if not, don’t worry@ It will still work good.

uvs161223-010

Cover up the discharge pipe, and you are done!
