The Rainwater Drainage Systems -
There are (3) parts to the Rainwater Drainage System.

(1) Gutters & Downspouts
The Gutters collect the roof water and channel it into the Downspouts. This part of the system protects your soffit, fascia, siding and your foundation.
(2) Downspout Drains – Yard Drains
These are underground pipes that lead from the downspouts out to the street or storm drain. They are KEY to moving roof water away from the foundation. If you have gutters and downspouts, you need Downspout Drain Tiles.
Yard Drains are gravel encased pipes that collect water from low spots in the yard and discharge to the street or storm drain.
(3) Footer Tiles – Foundation Drains
These are the pipes underground located along the foundation of your home. Whether you have a crawl space or basement, these pipes are essential for keeping the water moving away from your home. Sometimes a sump pump needs to be installed along with the footer drains to lift the water up and out to the downspout drain leading to the street.
Installing these pipes is an expense, so be sure it is done right the first time.
WATERPROOFING
Homes built above an open dirt floor called a Crawl Space, need special attention to keep the moisture from rising up thru the floor into your home. Before a moisture barrier is installed, SOLVE THE WATER PROBLEM. This is done by installing footer tiles that lead to a discharge point, either thru the wall if your home is on a hill, or to a sump pit and sump pump. The pit will collect the water from the footer tiles and the sump pump will lift the water up and discharge it thru the wall. The footer tiles must be encased in gravel to work properly.
Homes built with block or concrete foundation walls, need to have the outside of the wall covered with a special rubber sealant to keep the water from coming in. Concrete is porous and soaks up water. There must also be footer tiles along the perimeter of the footer wall encased in washed gravel. This is very costly to dig down 6 to 10 feet and replace, so if you have this work done, MAKE SURE IT IS DONE RIGHT THE FIRST TIME.
Alternatively, footer tiles can be laid inside the basement along the footer. The floor must be cut and new perforated pipe encased in gravel leading to a sump pump and pit must be installed. This is actually less expensive than outside excavation and works very well. Most new homes today have this system installed as they are built.
